If you feel you can do what it takes to sell your own home/property and all you need is getting your home listed on the MLS so it can be syndicated out to all the real estate websites? We are here to help! It always makes us happy to save you money! Submit your request to be contacted and we can talk in person to make sure that it is the right fit.
NOTE: Properties with Septic and/or Well and other than Lot/Block properties, currently are not acceptable for this type of listing. We would be happy to explain the reason on the phone. Pricing of plans will be provided after we speak on the phone or via email. Your information will NOT be shared with anyone else. We have a strict NO-SPAM policy.
Services: Here is what you will get.
- A “TAR” (Texas Association of Realtors) Listing agreement spelling out in writing of what services you will receive.
- All services will be completed before you pay for it. You will be shown a completed and LIVE, MLS listing, and MLS# and proof it is on sabor.com MLS systems. Payment is required within 8 hrs after it is published or it will be removed.
- Your listing will go out to Zillow, Trulia, Realtor.com and many other websites including on this website. (see list)
- You can make any changes as you wish to your listing by submitting your information via email with an additional charge, see the rate schedule, It will be updated within 72 hrs (this service is not available via any holidays or weekends). Seller agrees, and since it is mandatory from the MLS, that if you accept an offer, you contact us in writing within 24 hrs. Here are the SABOR Rules for compliance!
- Upgrades to other / more services are available but there are no refunds on the Flat-Fee system. If you choose to change to a full 6%, the money you paid for the package you choose will go towards the commissions to be subtracted at closing.
- We will help you do all the paperwork and provide advice as requested if you find a buyer or if a buyer agent gets brings the buyer.
- You will be pick up & after closing return our real estate sign (or get it shipped to you.) (shipping extra) with a small deposit/refund if returned. A custom rider on the bottom will be made with YOUR phone # on it that you can keep!
- You will (optional, but highly recommended) pick up a Secure lockbox, SUPRA. It will be provided for a deposit & refunded when returned. ONLY licensed Real Estate Agent, Inspectors, and Appraisers that have been fingerprinted can access it. If you wish to use another type of lockbox, that is up to you.
- An option for a “showing company” to help you with scheduling is also available. This service not only helps schedule showings but also provides feedback and gives you details on who the Real Estate agent was that showed your property.
Why pay a % of your sale to a Broker? You don’t have to here!!
Why do you pay a 6% commission to a Real Estate Broker to sell your property? Most realtors are on call 24/7 365 days. As all sales positions, when the phone rings, we jump and ask how high. The roller coaster of a realtor is impossible to explain, and those that have tried it and quite, understand. ALL of your time and work are upfront with zero promise of getting paid until it is closed and funded. AS with any high-risk business, there has to be a higher reward vs a standard wage.
Typical Real Estate Broker Fee 6% of the sales price of the home which is the highest expense of the real estate transaction. SABOR MLS requires a commission to be provided to a buyer’s Broker/Agent to be put on the MLS and we suggest a minimum of 1%. So for a $200,000 home sale that typically costs $12,000 commissions, you would only spend $2000 for the buyers agent and a flat fee as per your needs on the fee schedule, but our highest Flat-Fee charge is $1330.00, so you are still $8600 to go towards a vacation or a renovation for your new home.
Where to Start?
BEFORE you agree to take on these savings, there are many good things that happen when you are dealing with a full commission listing. You the “seller” are have feelings and attachment to your property and to think clearly at times with no one to give advice to you, can cost you money. You may leave lots of money on the table or make emotional decisions. BUT in today’s market that most homes are selling quickly, this stress and keeping your feelings aside may be worth it. That is the reason that we had decided to offer this flat fee service. Saves you money and puts you in full control.
WHAT is the value of your Property?
Here are a few things you need to know before you start. The county appraisal district may NOT have your property properly appraised. Zillow, Trulia, etc are Guestimates, not real values. Getting a professional opinion of what your property is worth is a good place to start. A Broker Comparative Market Analysis from our company is $250.00 and could potentially make you money since they are very inexpensive. An appraiser will charge typically $500+, but still well worth it. BUT JUS?T so you don’t misunderstand. A BUYERS LENDER will require their own appraisal and your appraisal is not able to be used for the sale of your property (NORMALLY). Always ASK!
